It depends where you are and what we’re on. Armadale or Kelmscott is one thing, up the hill to Roleystone or out to Serpentine is another, and we’ll be straight about it rather than promising twenty minutes. Give us a ring on (08) 6275 8620 and you’ll get a realistic answer.
Sometimes. If it’s a thermostat, element, valve or thermocouple on a unit that isn’t too old, a repair usually makes sense. If the tank itself has rusted through and is leaking, it can’t be repaired and it needs replacing. We’ll tell you which yours is and show you why.
Usually somewhere between eight and fifteen years depending on the type, the water and whether the sacrificial anode was ever changed. If yours is past ten and starting to play up, it’s worth planning a replacement rather than waiting for it to let go over a long weekend.
Turn the water off at the meter — usually at the front boundary in a green or black box in the ground. Turn the tap clockwise until it stops. Then ring us. If water is anywhere near electrics, switch that circuit off at the board if you can do it safely.
Round here it’s very often tree roots finding a joint in an older clay or earthenware line. Clearing it gets you running again, but the roots come back. A camera down the line shows whether it’s roots, a collapse or just a build-up, and that decides whether you need a repair or just a clean.
