24/7 emergency

Emergency plumber in Armadale, any hour

If water’s going where it shouldn’t and you need somebody now, stop reading and ring. We answer at 3am the same way we answer at 3pm.

Before we arrive

Three things worth doing first

Most of the damage happens in the first twenty minutes. Ring first, then work through these.

1. Water off at the meter

Front boundary, green or black box in the ground. Tap beside the meter, clockwise until it stops. That kills the supply to the whole property.

2. Or isolate the fixture

Toilets, basins and hot water units usually have their own small tap on the supply beside them. Turning that off stops the one thing and leaves the rest of the house running.

3. Protect what’s below

Water tracks downwards and sideways. Move anything that matters, get a bucket under the drip and switch off any circuit the water is heading towards.

⚠ If you can smell gas

If life or property is at risk, call 000. Otherwise call the ATCO gas faults and emergencies line on 13 13 52 — it runs 24 hours.

Get everyone outside, open doors and windows, turn the gas off at the meter if you can safely reach it, and don’t use light switches, appliances or a mobile phone indoors. Ring ATCO first, then us on (08) 6275 8620 once the supply has been made safe.

Right now is the worst time for it. Ring us.

24 hours a day, seven days a week across Armadale and the surrounding suburbs.

What we come out to

The out-of-hours list

  • Burst and split pipesUnder slabs, in walls and out in the garden where nobody notices until the bill arrives.
  • Hot water units letting goThe most common after-hours call, and usually a tank that has finally corroded through.
  • Sewage backing up insideStop using water in the house entirely and ring. That’s a main line problem, not a fixture.
  • No water at allFailed meter tap, a main line break, or a pump that has given up on tank-supplied properties.
  • Leaks you can hear but can’t findA meter still ticking over with every tap off means water is going somewhere.
  • Taps that won’t shutFine right up until the day you actually need one to close.

★★★★★

Had a great experience and would 100% recommend! We had a leak in our washer and a previous leak under the bathroom sink. The team was able to address both issues and also caught a small leak in our washer hose that could have caused problems later. You can tell they put a lot of honesty and care into their work. We’ve had our fair share of bad plumber experiences, but with them, we really appreciated how we were shown the root of each problem and kept informed throughout. They also made sure to test everything multiple times to ensure the issues were fully resolved.

FAQs

Emergency questions

Where is my water meter?

Almost always at the front boundary, in a green or black box set into the ground near the verge. Lift the lid and there’s a tap beside the meter — turn it clockwise until it stops. Worth finding it now rather than at midnight in the rain with a torch.

What counts as a plumbing emergency?

Water escaping and doing damage, no water at all, sewage backing up inside, or a gas leak. A dripping tap can wait till morning and will cost you less if it does. Ring either way and we’ll tell you honestly which yours is.

Is somebody actually answering at 3am?

Yes — a plumber, not a message service. Somebody who can talk you through shutting the water off while we’re on the way.

Can I isolate just one thing?

Often. Toilets, basins and hot water units usually have their own isolating tap on the supply right next to them. Turning that off stops the one fixture and leaves the rest of the house with water.

Water is near electrics. What do I do?

Don’t touch anything wet near a powerpoint, downlight or the switchboard. If you can safely reach the board, switch that circuit off. Then ring and tell us, so we know what we’re walking into.

Does it cost more at night?

You’ll be given the price once we understand the job and before work starts, whatever the hour. Nobody gets handed a made-up figure at four in the morning.
